The Cost of Waiting: Gold Repricing, Golden Visa Closures, and Trust Timing in 2026

Gold hit $5,595, six European Golden Visa programs closed, and trust windows are timing out. What waiting costs you in 2026.

Waiting for a currency revaluation is not free. While the timing stays uncertain, the world around the wait keeps moving, and every measurable data point makes the same preparation more expensive. Gold is repricing, European Golden Visa doors are closing, dollarized property is climbing, and the legal windows for trust structures are timing out. Gold repricing and the $42.22 question

Gold was $2,050 an ounce in January 2024 and $2,800 in January 2025. On 29 January 2026 it hit an all-time high of $5,595, and today it sits around $4,500. Central banks bought more than 1,000 tonnes in each of 2022, 2023, and 2024, and Iraq added 50 tonnes in 2025 to reach 170.85 tonnes, 29th globally. JPMorgan targets $6,300 by the end of 2026. The US still values its own reserves at $42.22 per ounce, a rate set in 1973, so its 261.6 million ounces carry an $11 billion book value against roughly $1.1 trillion at market.

Golden Visa doors are closing

Six European Golden Visa programs have closed since 2022. Spain ended its program on 3 April 2025 after 12 years and more than 6,200 visas. Ireland closed in 2023, the UK shut its Tier 1 route in 2022, and Malta was terminated in April 2025 after an EU Court ruling. The programs still open are repricing. Greece moved its minimum from 250,000 euros to 500,000 in 2023, then to 800,000 euros for a single property in prime areas, 3.2 times the price of three years ago.

The dollar and dollarized property

The US Dollar Index fell 9.4 percent in 2025, its worst year since 2017, closing at 98.28. Meanwhile USD-denominated property keeps climbing. Land in El Zonte, El Salvador went from $34 per square meter in 2015 to over $80 in 2024. In Panama, a two-bedroom that cost $180,000 in 2023 is $200,000 today. Your dollars buy less real estate every year you hold them as cash.

Trust structures need time

An irrevocable trust set up before a liquidity event is asset protection. Set up after, it can be challenged as a fraudulent transfer. The Rockefeller dynasty trusts, established in 1934 and 1952, still function seven generations later. 21 states allow Domestic Asset Protection Trusts, with Nevada considered the gold standard. These structures take months to establish, and the window closes once the event arrives.
